Running a site means hiring, coordinating, measuring and saying no in time. We do it ourselves and we put it in writing: the people who draw the project are the ones who price it and build it.
We hire the trades, we direct them and we pay them.
Our site manager lives here and walks the site every week. Builders, plumbers, electricians, joiners and painters all come in under one contract — ours — so you are not chasing five trades or opening five invoices.

Some clients see the house four times in the whole build.
That is exactly what the Friday report is for: two pages with the progress, the spend to date and the decisions needed that week. You read it on your phone and answer with a yes or a no.

Five stages, and at each one you know what is at stake.
Before anything is knocked down, the drawing is set out on site and checked against what is really there.
This is when you see what is behind the walls. If something changes the budget, it is priced and signed before we carry on.
Plumbing, electrics, heating and cooling, and drainage. Everything is photographed before a single wall is closed.
Floors, joinery, paint and installation. This is where the decisions from the design arrive, already bought.
We go through the house listing the snags, they are put right, and the year of aftercare begins.

What people ask before signing off a build.
How long does a full renovation take?
It depends on the scope and on when the permit comes through, which is the one thing we do not control. What we do give you in writing before we start is the week-by-week programme, with material lead times already counted in.
Do you deal with the permits?
Yes. We prepare and file the paperwork with the town hall and the professional body, and follow it up until it is granted.
Can you run works designed by another practice?
Yes. We review the drawings, price them by item and tell you what is still undefined before we start. Those conversations are far cheaper in an office than on site.
What happens if the strip-out turns up a surprise?
We stop, price it and get it signed. No new item is carried out until you have approved it in writing, and the Friday report shows the spend to date.
What does the year of aftercare cover?
We go back over anything that moves during the first year: joinery adjustments, finishes and anything that is our responsibility. Ask by phone or by email.
Do you work outside Mallorca?
No. The whole island, and only the island. Being on site every week is exactly what cannot be done from a distance.
